WHAT IS AN ESTATE SALE?


A way of liquidating the belongings of a family member or an Estate. Typically, it's a Sale conducted inside of the home with additional items for sale in the garage, shed and/or patio area. Even vehicles, motorcycles, trailers & boats are sold. The public is invited into the home and given the opportunity to purchase any item that is priced for sale.

ON-SITE VISIT AND EVALUATION

The first step of any estate sale is to schedule an on-site visit and evaluation. Visiting your property allows us to assess your needs, as well as meet face-to-face. Our consultation is free.

CONTRACT REVIEW AND AGREEMENT

It's important to have a contract that protects your home as well as our company. We will review all contractual items should we move forward.

STAGING YOUR ESTATE

Staging the estate is one of the most important parts of a sale. During the staging process we sort, clean, organize, stage, research and price the items in the home. Staging times can vary depending on the situation, amount of items, and set-up. We provide additional tables/racks when needed.

HOSTING YOUR SALE

Our goal is for you to be at ease during this process. We also want all guests to feel comfortable while shopping. We do this by offering: Knowledgeable Staff to Answer Questions Checkout Table with Cash Box Accept Cash, Zelle, Venmo, Credit/Debit Card (Square) Bags at Checkout Small, higher priced Items kept near Checkout Informational/Directional Signs Posted Throughout Strategic placement of staff.

AFTER YOUR SALE

UNSOLD ITEMS:

  • The property is to always remain yours. When the Sale concludes, you may keep it all, some and/or choose clean-out.
  • Collaborate with a Charitable Organization - Recommend your next call is to the charity of your choice to schedule a pick-up for the Monday following the weekend of your sale. We will move what doesn't sale, other than large furniture, into the garage. EX: Mission Arlington - Tarrant County, Habitat for Humanity Library, Half Price Books (Books, possibly DVVD's), Arms of Hope, Salvation Army, GoLoadUp.com (paid service)
  • Leave-for-You - Removing unsold items from our tables and place on your tables or floor. Items may be placed in boxes, when on location.


Timely Payout

Within (4) Days after the Sale concludes, the check will be Hand-Delivered or mailed to the Seller via Priority Mail/Tracking. Our contract covers this.

Need to sell your house? Should you need a recommended REALTOR and/or investor, we can also help with that!

Your Homework

  • Removal of not only all furniture and other large items, but also all photos, financial records, mementos, keepsakes and jewelry you/the family wish to keep
  • Don’t throw anything away, even if you think it’s junk
  • Estate Rep - we will need to have a photocopy of the necessary legal documents authorizing you to dispose of the contents
  • Homeowner’s insurance on the home itself should be current and in place throughout the sale process
  • The estate itself is responsible for disconnecting from gas or water any appliances which are to be sold
  • Prepare to give details about any artwork, antiques, and valuables you are aware of
  • Please don't worry if your house is in dissarray. I know how my house looks when re-organizing.

About Sherry

After my uncle (63 yrs old) passed away 6 years ago, I was left with not only his house but all his possessions on property. Being his only surviving family, it became my responsibility to care for him. After about 6 months, he passed. I was exhausted and wasn't up for tackling the estate chaos left behind...so I didn't. So the following year, as a REALTOR®, I decided to represent 'senior' homeowners, earning my Seniors Real Estate Specialist® designation. This gave me the opportunity to work with, specifically, the 55+ community (and family members) whether going through a death, downsizing, or divorce. The past 1-1/2 years, I've assisted several companies with their estate sales, averaging 3 per month. While I believe in the SRES® service niche, my place is within the estate liquidation community. Our team has a knack for organizing and staging sales. Add that to our satisfaction and understanding of helping folks during a stressful (usually) situation...I get it. Open communication is a top priority, making sure our client's expectations are exceeded.
